Important Dates to Remember

  • July 1
    Beginning of fiscal year
    Tax Collector mails out annual unsecured property tax bills in July
  • January 1
    Lien date for all taxes
  • August 31
    Unsecured bills are payable.
    After August 31, a 10 % penalty, plus a $50 Collection Fee applies***
  • October
    Tax Collector mails out annual secured property tax bills
  • November 1
    First installment is due on Secured annual property tax
    1.5% penalty is applied to all unpaid Unsecured property tax bills every month until paid in full
    Liens are recorded on assesses with unpaid Unsecured bills
  • December 10
    First installment payment deadline. 
    A 10% penalty plus $20 cost of delinquency is added after this date.***
  • January
    Tax Collector mails delinquent notices to unpaid accounts (1st installment)
  • February 1
    Second installment is due (Secured annual property tax)
  • April 10
    Second installment payment deadline
    A 10% penalty plus $20 cost of delinquency is added after this date.***
  • May
    Tax Collector mails delinquent notices to unpaid accounts (1st and 2nd/or 2nd installment)
  • June 30
    End of fiscal year
  • July 1
    Delinquent secured annual accounts are transferred to delinquent tax roll (redemption).  Additional penalties are added at the rate of 1.5% per month on the first day of each month (18% annual interest).  A $30 State Redemption Fee (SRF) is also charged.
*** If a payment deadline date falls on a weekend or county holiday, the delinquent date becomes the next business day.

AVOID PENALTIES TO SAVE MONEY ON YOUR PROPERTY TAXES

  • Make sure you receive bills for all property that you own.
  • Keep track of all Assessor Parcel Numbers (APNs) - i.e. APN 123-45-678
  • Check off the bills as your receive them.
  • Call Tax Information at 408-808-7900 if you are missing any bills.
    • Please allow 15 days for mailing.
REMEMBER:  UNDER CALIFORNIA LAW, IT IS THE RESPONSIBILITY OF THE TAXPAYER TO OBTAIN ALL TAX BILLS(S) AND MAKE TIMELY PAYMENT.  Penalties will not be waived due to non-receipt of a tax bill.
