University Terrace Project Update

Project Overview
Construction of Stanford’s University Terrace project began in 2014 after three years of planning, public hearings and approvals. The redevelopment project will bring 180 much needed, new homes for Stanford faculty by its completion in 2018, with some units becoming available in early 2017.
The project will have a mix of detached and attached single-family homes and condominium flats. To create a sense of community, the project will be organized around a central green that includes a pool-oriented community center, fitness building, and more than an acre of open recreation space. Houses will be a mix of Craftsman, Spanish, European, Prairie, and contemporary styles designed to blend in with the surrounding neighborhood. The homes will be made available to faculty for purchase at below-market prices through the use of restricted ground leases.
The project is a component of the 2005 Mayfield Development Agreement between the City of Palo Alto and
Stanford University which provided, in part, for residential development at key locations within the
Stanford Research Park. More information about the Mayfield Development Agreement can be found on the

Construction Update
Construction began in summer 2014 with demolition of four buildings totaling nearly 300,000 square feet. Rough grading of the lower half of the site began in March 2015, concurrent with demolition of the final building in the upper portion of the site. Following rough grading of the lower half of the site, underground utilities were installed and excavation for the underground garages of the two condominium buildings began.
The first street in the project was paved in September and construction of the first single family homes began in October. The framing of the condominium buildings containing 112 units is expected to begin by 2016 and construction of 28 single family homes will occur at the same time within the lower half of the property.
Project Schedule
It is anticipated that a limited number of condominium and single family homes will be available in the first quarter of 2017, with all 180 homes completed by the second half of 2018.
Environmental Conditions
Similar to many redevelopment projects in the Bay Area, University Terrace is being built on properties where research and development and manufacturing activities took place. It is not uncommon to encounter residual chemical impacts in soil where these types of operations occurred. Stanford, in cooperation with the City of Palo Alto, implemented requirements documented in the Mitigation Monitoring and Reporting Plan (MMRP) of the 2005 Development Agreement. The MMRP required Stanford to perform an environmental investigation and take appropriate action to support future residential development. In 2012/2013, approximately half of the project site received full environmental clearance for residential development from the California Environmental Protection Agency, Department of Toxic Substances Control (DTSC).
Stanford has entered into a Voluntary Cleanup Agreement with DTSC to address environmental conditions
associated with the past site occupants’ operations for the remaining half of the site. DTSC is
reviewing Stanford’s proposed plan and it is anticipated the agency will clear the site
for residential development in late 2015/early 2016. More information about environmental conditions
