A home warranty is a service contract between you and a home warranty company. It says the company will pay the repair cost or the cost to replace a covered item to the limits listed in the contract. Items covered are usually major appliances and home systems, such as electrical systems and HVAC.
One of the least appealing parts of being a homeowner can be all the repairs for your home’s appliances and systems. Working with a home warranty provider can offer some relief when it comes to paying for those repairs or even replacing broken items.
Below we’ll look at the Best Home Warranty Companies of 2022 and explain what a home warranty covers and doesn’t cover as well as how to choose the company that will best suit your needs.

Choice Home Warranty offers affordable coverage in the form of two plan options: Basic Plan and Total Plan. Both of Choice’s home warranties cover appliances and home systems. The Total Plan simply adds a little extra, such as coverage for your air conditioning system, refrigerator, washer, and dryer.
One of the ways Choice stands out in our rating is its longer-than-average service guarantees: 60 days for parts and 90 days for labor. It has a lower-than-average service call fee and is available in 48 states and Washington, D.C.

Even Landmark’s least expensive plan allows customers to choose add-ons for big-ticket appliances like washing machines, dryers, and fridges, as well as pools, hot tubs, roofs, and even guest homes.

American Home Shield has three different home warranties and three different service fee options, which will impact your monthly payment. In addition, the company offers coverage for pool spa systems, electronics, roof leak coverage, and septic and well pumps. You can also add guest homes under 750 square feet to a standard warranty plan.
The ShieldSilver plan covers HVAC, plumbing, and electrical systems. The ShieldGold plan covers appliances in addition to your home’s systems. So, this higher-end plan might be beneficial if you want coverage for items such as your refrigerator, garbage disposal, dishwasher, oven, and washer and dryer. The ShieldPlatinum plan includes the same coverage as ShieldGold, but with the addition of roof leak repairs for underlayment, flashing, flat roofing, shingles, tiles, and shakes.

In addition, Select offers free roof coverage on select plans.
Offered in all 50 states, Select does not require a home inspection nor impose any age restrictions on the home or appliances covered. Another major draw is a significant discount on the premium when consumers pay annually, and Select also offers a 90-day workmanship guarantee, which is double or triple what most companies provide.

AFC Home Club offers an appliance-only plan, a systems-only plan, and two combo plans that cover both.
AFC, potentially, has the longest service guarantee of all the companies in our rating. Both its parts and labor guarantee are for the life of the contract. If you require a technician to visit in the first half of your contract, that will exceed the next longest guarantee. But, if you have a technician come out towards the end of your contract, the guarantee could be very limited.
AFC is available in all states except for Hawaii.

First American has two home warranty plans. The Basic plan mainly covers appliances as well as ceiling, exhaust, and attic fans. If these fans are covered at all, they are generally included in plans that cover systems. First American’s Premier plan covers both systems and appliances.
Its labor guarantee is for 30-days, which is the most common and shortest labor guarantee for companies in our rating. First American is available in over half the states in the country.

It is also one of the few companies in our rating to give you the option of choosing your own contractors as opposed to the warranty company selecting a contractor for you. This can be a great option if you already have technicians that you trust, while also giving you the option to use one of the company’s technicians if you don’t.
Old Republic is also the only company in our rating that doesn’t accept monthly payments.

ServicePlus, previously called Total Home Protection, has two plans: Gold and Platinum. Both plans cover a combination of home systems and appliances. It provides a 30-day labor guarantee and a 90-day parts guarantee. It has a flat $75 service call fee, one of the least expensive in our rating.
ServicePlus is available nationwide, with the two exceptions being California and Nevada.

Home Warranty of America is available in every state and Washington, D.C. It has two plans for customers to choose from, its Premier plan and its Premier Plus plan. Both provide coverage for a combination of systems and appliances. Its Premier plan includes coverage for burglar and fire alarm systems which may be unique in our rating.
You also can add coverage for SEER/R-410A modifications for your HVAC system, which is a less common coverage found in our rating.
According to the National Home Service Contract Association (NHSCA), a home warranty isn’t technically a warranty at all. The NHSCA says, “Warranty is a marketing term and one which real estate professionals use as well.”
Home warranties aren’t required to own a home nor are they a replacement for homeowners insurance. A home warranty usually covers repairs and replacement of appliances and systems that break down due to normal wear and tear. A homeowners insurance policy will pay to replace or repair damaged or destroyed items due to a covered event like a fire or theft.

A home warranty can help homeowners cover the cost of expensive repairs or replacing appliances or systems that break in their homes. They can also provide peace of mind when buying or selling a home to ensure all appliances and systems included in the sale won’t be subject to last minute issues. Home warranty companies have technicians to send out to investigate your broken items. Companies may require these contractors to take a background check and hold contractor or business licenses. If you don’t have a group of contractors that you trust, this can save you time and stress.
The other side is that a home warranty will only cover what is specifically listed in the contract, which may come with restrictions. An example would be if your microwave breaks. Many companies will provide coverage for a built-in microwave, which means if a microwave sits on your countertop, it’s your responsibility.
A contract may also have restrictions such as only covering domestic-grade appliances. If you have higher-end appliances or appliances that a company considers commercial-grade, they may not be covered. Filing a claim in that instance could result in claim denial.

To choose the best home warranty company for you:
- Decide what you want to be covered. This means going through your home and looking at your appliances and home systems to determine your coverage needs. If your home is older but has new kitchen appliances, you may want a home warranty that only covers systems.
- Review company plans. Go to the different company websites and see which companies have plans that are closest to what you want.
- Review company options. Once you find a plan that covers most of what you want, look at the options different companies provide. Most will have several coverage options you can add to your plan to cover everything from a second refrigerator to a pool all the way up to a guest house.
- Read a sample contract or terms. Most companies will have a sample contract on their website. Read through this and see if any exclusions could prove to be deal-breakers for you. You should also see if it’s easy to understand.
- Contact the company. You should contact the company if you have any questions regarding the sample contractor or coverage. Many companies may also require you to contact them directly to apply.
Coverage caps, customer service, workmanship guarantee, and response time are other things to consider. Is customer service easy to reach if you have questions regarding your contract, a repair, or for any other reason?
According to the Office of the Attorney General for the District of Columbia, you should watch out for coverage caps. The example it gives is if you have a boiler that would cost $12,000 to replace, but the warranty has a $1,600 cap.
Most home warranty companies in our rating provide a workmanship guarantee for work completed by one of their technicians. For companies in our rating, these run from 30 days to the life of the contract. Also, check the company’s response time. Most companies allow you to file a claim 24/7 but might have different response times depending on whether the claim is filed during business hours or if the claim is considered an emergency.

These prices are based on top-tier plans for our sample home of 2,345 square feet in Austin, TX. And service fees range from $70 to $150, for companies in our rating.
The cost of a home warranty will depend on several things, including what the plan you’re purchasing covers and whether you’ve added any coverage options. The more things a home warranty covers, the more it will generally cost. A home warranty for just home systems or appliances will generally cost less than a plan that covers both.
A service call fee is a fee you pay the home warranty company when they send out a technician to make a repair. Some companies have a range of service fee prices while others have a single service fee price.

A home warranty works by giving you a way to save money on covered appliances and home systems in the event they break down through normal use.
After purchasing a home warranty, if a covered item breaks down, you would contact the home warranty company and it will assign a technician to go out to your home and inspect the broken item. In most cases, you will pay a service call fee to the technician when they arrive at your home. This fee is just for the technician to come out to your home and generally won’t cover the cost of repairs.
Once the technician inspects the broken item they may contact the home warranty company to verify that your contract covers the repair. If it is covered, then the service fee may be the only fee involved when the contractor repairs the item. If the repair or replacement goes over the coverage limits listed in your warranty, you will be expected to pay the difference.
If the repair is covered, you may save money on what could be an expensive repair. Carefully read your contract to understand what is and isn’t covered by your warranty.

A home warranty generally covers major appliances and your home’s systems. Exactly what your home warranty covers will be listed in your contract. There are typically three types of home warranties. Those that only cover appliances, those that only cover systems, and those that cover a combination of the two.
The covered appliances are generally major appliances such as refrigerators, dishwashers, washing machines, and clothes dryers. Home warranties will spell out what is and isn’t covered in the contract, so if your stand-alone freezer isn’t in the contract, it isn’t covered. Although, you may be able to add on coverage for it.
Home systems like your electrical, plumbing, water heater, and HVAC are also generally covered in plans that cover systems. But you may need to add extra coverage for your sump pump or septic system.

Most of the companies in our rating offer some type of roof coverage whether as part of a standard plan or as an option. This coverage is usually limited to roof leaks. Of the companies in our rating that offer roof leak coverage, the maximum covered ranges from about $400 to $1,500. The exception is Liberty Home Guard, which doesn’t have a coverage limit.
It is important to keep in mind the difference in roof coverage between a home warranty and homeowners insurance. A home warranty may cover a roof leak resulting from normal wear and tear. A homeowners insurance policy will generally cover damage to your roof resulting from a covered event like a storm. Also, a home warranty may pay to repair a roof leak but won’t cover any damage from the leak.

At U.S. News & World Report, we rank the Best Hospitals, Best Colleges, and Best Cars to guide readers through some of life’s most complicated decisions. Our 360 Reviews team draws on this same unbiased approach to rate the products that you use every day. To build our ratings, we researched more than 21 companies and analyzed 20 reviews. The following describes our 360 approach to researching and analyzing home warranties to provide guidance to prospective consumers.
1. We researched the companies and products people care most about.
U.S. News analyzed and compared a variety of publicly available data, including internet search data, to determine which professionally recommended home warranty companies consumers are most interested in. There were 21 companies that stood out due to positive reviews from consumers and professional reviewers alike. These companies were then compared across a variety of ratings, both professionally-sourced and consumer-sourced.
We then compared the available home warranties provided by our top home warranty companies across several criteria, including cost, appliances and systems covered, unique warranty features, customer satisfaction, and availability. Research shows that these are the most important criteria for people shopping for a home warranty. We compared the costs across different companies and plan types using an archetype that, as much as possible, captured the features of a standard American home: A 2,345 sq. ft. single-family home in Austin, Texas. We compared the most comprehensive plans offered by each company, often those that offer coverage for a combination of home appliances and systems. After examining all of these factors, we determined that these 11 companies are the best home warranty providers of 2022.
2. We created objective 360 Overall Ratings based on an analysis of third-party reviews.
U.S. News’ 360 Reviews team applied an unbiased methodology that includes opinions from third-party reviews as well as consumer reviews.
Our scoring methodology is based on a composite analysis of the ratings and reviews published by credible third-party professional and consumer review sources. The ratings are not based on personal opinions or experiences of U.S. News. To calculate the ratings:
(a) We compiled two types of third-party ratings and reviews:
- Professional Ratings and Reviews. Many independent home warranty evaluating sources have published their assessments of home warranty companies and their products online. We consider several of these third-party reviews to be reputable and well-researched. However, professional reviewers often make recommendations that contradict one another. Rather than relying on a single source, U.S. News believes consumers benefit most when these opinions and recommendations are considered and analyzed collectively with an objective, consensus-based methodology.
- Consumer Ratings and Reviews. U.S. News also reviewed published consumer ratings and reviews of home warranty providers. Sources with a sufficient number of quality consumer ratings and reviews were included in our scoring model.
Please note that not all professional and consumer rating sources met our criteria for objectivity. Therefore, some sources were excluded from our model.
(b) We standardized the inputs to create a common scale.
The third-party review source data were collected in a variety of forms, including ratings, recommendations and accolades. Before including each third-party data point into our scoring equation, we had to standardize it so that it could be compared accurately with data points from other review sources. We used the scoring methodology described below to convert these systems to a comparable scale.
The 360 scoring process first converted each third-party rating into a common 0 to 5 scale. To balance the distribution of scores within each source’s scale, we used a standard deviation (or Z-Score) calculation to determine how each company’s rating compared to the source’s mean score. We then used the Z-Score to create a standardized U.S. News score using the method outlined below:
- Calculating the Z-Score: The Z-Score represents a data point's relation to the mean measurement of the data set. The Z-Score is negative when the data point is below the mean and positive when it's above the mean; a Z-Score of 0 means it's equal to the mean. To determine the Z-Score for each third-party rating of a company, we calculated the mean of the ratings across all companies evaluated by that third-party source. We then subtracted the mean from the company’s rating and divided it by the standard deviation to produce the Z-Score.
- Calculating the T-Score: We used a T-Score calculation to convert the Z-Score to a 0-100 scale by multiplying the Z-Score by 10. To ensure that the mean was equal across all data points, we added our desired scoring mean (between 0 and 10) to the T-Score to create an adjusted T-Score.
- Calculating the common-scale rating: We divided the adjusted T-Score, which is on a 100-point scale, by 20 to convert the third-party rating to a common 0-5 point system.
(c) We calculated the 360 Overall Score based on a weighted-average model.
We assigned “source weights” to each source used in the consensus scoring model based on our assessment of how much the source is trusted and recognized by consumers and how much its published review process indicates that it is both comprehensive and editorially independent. The source weights are assigned on a 1-5 scale. Any source with an assigned weight less than two was excluded from the consensus scoring model.
Finally, we combined the converted third-party data points using a weighted average formula based on source weight. This formula calculated the consensus score for each product, which we call the 360 Overall Rating.
